Carol, an FHA loan may be an option for you. FHA's guidelines allow financing two years from date of discharge, unless there was a foreclosure included, then it's three years.
Contact a local lender who specializes in FHA loans and have him review your current financial position and see if he/she can help you.

The Woodlands and Lakeside Plantation are two different communities. Centex homes is the builder in Woodlands. There have been some instances of Chinese Drywall in Lakeside Plantation. Anytime you are considering purchasing, always get a home inspection.

If you contact a Realtor in the area you want to move to, I'm sure that one would be willing to set up a home search for you and then go and preview a few homes for you and send you pictures or videos. If I lived there I would be happy to do something like this for a relocating buyer. Once you have several home candidates that you think would meet your needs, you should really set up a trip to see some of the homes and hopefully find one to put on offer on. To qualify to complete a short sale, there generally needs to be a hardship involved. If you are currently experiencing a hardship, it is doubtful that you qualify for a new mortgage. So to answer your question, I don't think you can buy your own house as a short sale.
What you may qualify to do is obtain a loan modification. In some cases banks have reduced the rate, added past payments onto your principle bringing past due amounts current, or in some extreme cases even written off some of the principle balance, and restructuring the remainder of your loan at a reduced rate.
I would suggest you look into the Making Homes Affordable Plan online, and then call your lender. There are some companies who offer, for a fee, to negotiate your modification for you. Be very cautious and do not pay anyone for this service up front. In many States it requires a lending license or an attorney to perform this service, so again be very careful if you do no choose to pursue this option on your own.

Hi David: The Master Bedroom is on the second story for this home in North Port. Home is very clean. There is no cage on the pool area but yard is fenced in with PVC material. The Villas on Fairway are build solid Most have a view to the Golf Course. The location is great with two shopping center near by. Your money most definetely buys a lot in North Port. A few years ago there was a huge interest in North Port and just about every major builder swept down upon the area. They began building new developments and spec homes and then....the market crashed. Many builder homes have been abandoned, and many homeowners have simply have moved from the area, a lot through foreclosure.
A newly developed town with all amenities...close to the beaches of Venice and Sarasota...

The risk that Listing agent is taking is huge! Purchasing a home is done on a "legal contract" to protect all parties involved in the transaction. Verbal offers are unethical and do not constitute an "offer" to purchase until all parties have signed the contract.

The listing agent also has a "fiduciary" duty to protect their seller in all transactions. It puts their client at great risk to be accepting any offers without the legal contract.

I'm sure you're agent will know what and where to take this complaint. Mostly to their local Association of Realtors and the State Association of Realtors. In California, we report a "violation" through our associations and they follow-up with that particular agent.

Call me and we will start looking for you. I will set up an automatic email to you whenever listings in your criteria come on the market. The listing for each property will give you taxes etc, and I could find out all other pertinent information. Closing costs change from property to property depending on whether paying cash or taking a mortgage and what type of mortgage and down payment.
