The comps from your appraisal are probably good for three to six months. If that is not acceptable, then you can call a local realtor and just ask for a Comparative Market Analysis or a Broker Price Opinion on your home. That will give you the comps you need and most realtors are happy to provide a complimentary analysis. It's called 'paying it forward'. Realtors are a resource the public should feel comfortable tapping into even when they are not buying or selling a home. As it says on TV, "Call a Realtor Today"!
