sort of a duplicate of your other question. You should expect your agent to market your house in a way that it reaches the most potential buyers and agents. Right now, .. most buyers are online or will be online at some point in their house search. Therefore I dedicate a huge portion of my marketing and advertising to putting out a quality and attractive online shopping experience. Open houses used to be popular because that's the only way people could get to see the inside of the house. Now with websites and digital cameras and all, buyers don't need to leave home to see what your house looks like.
The marketing plan of this new age..in my opinion...is pretty simple ... but what differentiates one agent from another is not only their plan, but how well they execute their plan.
Sure sure,..open houses do sometimes work, but it's so infrequently that it's big news when it does. Find out what your agent's marketing plan is ...and then find out how much of it have they executed.... more
I personally won't do a broker's open unless it works in the local area. Up here in Bothell, other agents have done broker's opens and have gotten ZERO people attending. I wouldn't be concerned your agent doesn't do broker's opens IF they have other ways and means to accomplish the goal of a broker's open. In my opinion, there are two primary goals with a broker's open: introduce local agents to your house and get feedback from those agents on the house, price, condition, etc. If your listing agent has other methods to accomplish those two objectives, then you're probably fine not having a broker's open. Almost same for public open houses.
As for what your agent "should" be doing to market your house...that is what differentiates one agent from another is knowing what the most effective plan is and how well they execute that plan. What is your agent's current plan and how well are they executing it? I will say that ....any plan these days should dedicate a heavy portion online. Buyers are shopping from the comfort of their ..uhm....computer chair or the comfort of their office cube. Your listing needs to show really well online. ...well..that's my opinion at least.... more
