Many Manhattan Condo buyers are going green and are willing to pay more for green luxury living. LEED certified homes combine systems that together create a holistically green building that is much more than energy savings. Energy, indoor air quality, water consumption, sustainable sites, landscaped roofs all create an environmentally friendly building.

To receive LEED certificate a building has to earn 26 of 69 points on a scale created by the (LEED) Leadership in Energy and Environmental Design, the country's most popular green benchmark. Certification of silver, gold or platinum can happen up to a year after the building is completed. Green buildings are required to be 14 per cent more efficient than regular building codes dictate.

From Harlem to Battery Park City there are green buildings. Several new developments in Manhattan that have been LEED certified have sold at at higher price per square foot than non green new developments. The Harrison on the Upper West Side, The Brompton and Lucida on the Upper East Side, One Jackson Square in the Meatpacking district in the West Village and The Visionaire in Battery Park area just a few new green condos that have sold at premiums and so are their resales.

In 2008 the NY state legislature approved City tax credits for installing solar panels on homes and businesses - encouraging private property owners to join the growing movement toward the use of renewable power.

Another bill, that passed, allows those who generate renewable power to sell what is unused back to the system, an incentive for individuals and businesses to install technology like solar panels.

Usually gas is less expensive than using oil and I believe a slightly "greener" way to heat the home but.... I would not consider it as being a more environmentally friendly means to do so such as utilizing solar power.

The impact on the building industry itself shouldnt be much because Green building costs are not significantly more then typical building costs. The savings they will produce will be substantial and many of the systems pay for themselves through reduced operational costs in a very short amount of time. The savings in energy costs alone after installing things like programmable thermostats, photovoltaics, green roofing, etc will be fantastic! The Riverhouse in Battery Park City for example has an annual savings projected at $200,000. in energy costs alone. The impact on the environment from building green, now that will be extensive! Better air quality, a healthier working environment, lower operational costs, healthier workers, higher production, and so much more! This will be great for NYC's economy! ... more

Not so well right now. In order to sell green in this market you need a educated buyer. Most buyers won't pay more just for green. It is one of my jobs to educate a buyer as to how much they will save in the long run. When they realize they could save as much as a third on monthly utilities in an energy efficient home, they're more likely to take a closer look. I predict green development will enjoy a bright future as the economy improves. ... more

In my area we can call the energy company servicing the home and they will give even billing information. They will not get into specific amounts per month, but you can get a very good idea of what utilities will cost. If the house is vacant, sometimes they can go back to when it was occupied and give even billing from the 12 months preceding the vacancy. With costs always increasing, that may not be as accurate. ... more
