There are currently eight properties active for sale in The Wilds. Listings indicate monthly fees between $196-213/mos. The fees seem to cover: Bldg Exter, Cable, Ground Mtnce, Pest Control, Rec Faclty, Roof, Trash Remv, Tennis Court, Comm Pool, Escrow Resrv. The community is located conveniently to Downtown New Port Richey, shopping, parks, etc. It is actually on my short list of places to show my own mother if/when she moves to the area.

That said, and not knowing your desired price point, I would recommend either Port Richey’s Gated Sand Pebble, at the West end of Bay –or in New Port Richey's Gulf Harbors, the secure entry SeaView Place. Neither are age restrictive, and both are Waterfront. One Gulf front though older, the other newer with available Boat Slips.

My seller spoke to the President of the HOA there and they only way you could have your son's mother in law live there would be to put her on the deed. There isn't anyway to get around that 1 year owning rule. Once you own it for a year you can rent it annually between 1,200 to 1,300 month assuming rentals are still going up. Sorry about that. If you can hang in there for the year and use the unit when you can or let family came and visit then you will be fine. Remember as the market continues to increase so does the value of the home. Waters Edge is a newer gated and deed restricted community that was developed by the Ryland Company. It offers several upscale levels of residency and provides a lovely clubhouse with amenities. I have former Clients that enjoy living there for its value and location.

The older Moon Lake area is not deed restricted and has a wider and often lower range of residence.

Regarding the property on Manistique Way, this Short Sale home is currently Active-with-Contract and has a noted Closing Date of November 30th.

Depending on how much you put down and can show on the books as far as a tax return. I definitely say go for that's a good investment. If worse comes to worse have you thought about getting a co-signer???? Try a co-signer. Yes, all three streets exist in the community called Beacon Square. All three streets also border the Beacon Square Civic Association and their community pool & clubhouse.
