Buying a Co-op is not a bad idea. However, you should understand pros and cons of a Co-op. Obviously monthly maintenance is slightly higher but you have to see what it really includes.

Space needs are determined by the size of the pool, setback requirements as determined by the local zoning and building codes. If there are any water streams, etc., nearby, that will add another layer of requirements. Yes, permits are needed. Check with the town.

The cost is a huge variable depending upon the size, shape and materials chosen. There's no way to provide a meaningful guesstimate without information about those factors.

There are some great areas a little further west that are safe, clean and friendly, within some nice towns and are along the Nj train lines that you might like to look at. You didn't mention price point. The link will take you to 4 bedroom/2-3bath properties in the above listed towns as well as other towns in the same area. Many of our property data sheets do not include square footage. If I were to search based upon a minimum of 2700 sq feet, I would get inaccurate results since the data is omitted in many listings. Too many lawsuits over 50 square feet +/- depending upon which 'expert' measured resulted in this field being largely omitted by agents. when you see the footage included, it is often because the footage existed in the town tax records and a disclaimer by the agent ins often cited that the figure comes from a 3rd party source.

If there are any specific properties that catch your attention, I can research those individually to find out if any square footage data is available.
