You can take the Shore Line East train from Branford and change for the Metro North in New Haven. Benefit: parking is free and easier in Branford, but you have the cost of the train (still cheeper then parking fee in New Haven). If you need flexibility regrding time, you can drive into New Haven and park in the garage next to the train station. I live on the Shoreline and often take the Shore Line train:

see for more details.

PS the schools are excellent in Branford.

A lot of mortgage lenders now require a minimum of 640 to obtain a loan. I do see that you are located in CT, so give Justin Hardgrove a call (the mortgage broker my own family uses) and let him know I told you to call. His number is 860-426-9677 or 860-202-7740. Hi Janel, I would love to do some comparatives for you. It is hard to tell what will happen in the future but with the mortgage rates and prices at an all time low, it is definitely a great time for a first time home buyer as yourself to purchase a home. That is great area in West Haven and close to the water too. The newer the home, the more the taxes will be. Please contact me to assist you further, Julie Lucia, Showcase Realty, 203-578-5631; ... more

I would guess that only the MLS Listing is an actual counter, moving forward with each day;
When a listing is transferred to an Internet site, there is no counter to keep moving; it simply shows the number of days at the time that the listing was posted.

This would be another reason to check with a local Realtor regarding the Listing; the Internet Posting might show 30 days, but the actual DOM might be 90.

Good luck and may God bless

Let me give you the "magic" word for dealing with a Shortsale;
the word is "patience".

You cannot bully the Bank.
You cannot push the Bank
You cannot cajole the Bank.
And you certainly cannot press time limitations on the Bank.

You make your best offer and you sit and wait; if you can't do that, don't make the offer.

Assuming that you paid for a Lender's Title Policy,
you should be able to take that bill in to the Title Company and ask them to pay it.
This is what Title Insurance is for.

The average North Branford residential listing price of $316000 has been on market an average of 97 days. But real estate is not average; your property is unique and only comparable to other similar properties. Your day on market depends on the marketing and asking price. Don't make a mistake believing the agent who says your house will sell for more than other ones like it, s/he will soon be asking for a reduction when nobody comes to look.
