I am a Lender from Las Vegas, NV...

The free credit report usually is not that detailed. If you want a detailed report, have it pulled by a mortgage guy that pulls the report from all three bureaus (Experian, Equifax and Trans Union).

It should cost around $19 to pull a married couple's combined credit report. That's what I charge but there might be cheaper ones there in FL.

There were multiple offers placed and then there was a fire at the brokerage.

from the association or your buyers agent can get them for you.'

You can always offer less. Keep in mind, that it the property is well priced you may be competing with other buyers who are willing to pay over asking. Which is more important, buying the property or getting a better price? You could miss out on some great buys if your offer is too low. A bank can always come back with a counter offer, but if there are other buyers looking at this property you may be out of the game before it begins.

Valley Property Inspections answered:
Home inspections are not required, except for HUD, VA, etc... but, adviseable. Apraisal's are required, and even though they address some components of the structure, they are not home inspectors. Make sure you hire State of Nevada Licensed professionals only. There are some operating in Clark County that are not licensed by the state. Avoid inexpensive inspections as these may not be as thorough as others.

You will find that the majority of Lenders are licensed to operate in most, if not all 50 states.
You also may experience that many Lenders will eventually sell your Loan to another company.
Some Banks sell everything, keeping nothing, while other will sell none, keeping everything.
The important ingredient, therefore, would be the Agent that you deal with.
Keep these things in mind when you make you decisions.

Typically, homes only come with furniture if they state "furnished". If a home does come furnished, expect to pay a premium.
