Hi Hofner121, if you are a seller I recommend getting a free CMA from a realtor, if you are a buyer I'd recommend you get a buyer's agent. A buyer's agent should be paid by the seller but work for you, among other things they can do for you is to prepare a comprehensive report on pricing of homes you you are interested in. The answer to your question would depend on many factors. Based on the description of the property, it has been recently updated. So, the market value of the house would be based on recent sales of similarly updated homes.

Are you working with a Realtor who has shown you this house? And, if so, is that person representing you or the homeowner? The listing agent cannot help you to determine fair market value because they have an obligation to the seller.

Good to hear that you didn't suffer too much damage. We can only hope that we'll see storms like this past one only every 100 years. You can't ask any extra for the occasional waterfront.

It's a little soon to tell how Merrick and the whole south shore of Long Island market has been effected but this is what I would say: If you're planning to rebuild and put in everything new (to the extent that you personally need), in the next six months or so, your sales price will go up a little from what your house is currently worth. If you're just planning to gut and sell "as is," there are a ton of mainly-cash investors out there looking for a good buy. You will sell it for a lot less but, it may just be worth it to walk away. For those homeowners who are completely overwhelmed and paralyzed by the enormous task at hand, this could be the solution. Money from FEMA and any insurance you may have had is yours to keep. When it comes to any safety/crime related issues, it's always best to contact the local police department with all your questions, hear all there is to hear firsthand. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors.
