They can definitely deny the loan if they don't like what they see in the questionaiir. Some examples are, renter to owner ratio too high, poor financials, etc. The bank is basically investing in this coop through you so they want to protect themselves at all costs.

If you are looking for an apartment for $1000 you will most probably need first month's rent and a month's rent for security. So is this what you mean or are you saying you must pay the agent another month's rent for commission? Some rental listings offer commission from the landlord and so you as a tenant do not have to pay it but some do not and therefore the agent may charge you the tenant. Hope that makes sense.

Hi, Typically the Maintenance fees are not stabilized, that is a common gripe with many. The maintenance is based on your pro-rata share of the entire buildings property taxes, care for building and grounds, etc. The increases differ based on the increases in taxes, the buildings financial status, and any assessments needed to run the building. In the cooler months, assessments for fuel are very common. They can range anywhere from $50-$100 extra a month. A coop with very solid financials and plenty of reserves are a better bet for buying into. Please let me know if you would like to talk in length about the coop buying process, it's a specialty of mine.
