Water lots are individually priced based on such things as how much shoreline there is, the terrain, the quality of the view and location on the lake, etc. Pricing your home correctly the first time is most important in this buyer market. Condition of your home is second on the list because buyers have so much to choose from because of all the homes currently for sale. Remember, it's the market that sets the price because it's what buyers are willing to pay in this market that matters. Have you searched the public records to see what properties have sold and for what price? You can use a licensed real estate agent who is knowledgeable and who can interpret the market and provide a price opinion. You could also get an appraisal.
