I am sorry you are having this problem. My opinion is that if your realtor really did his homework he would have done a Competitive Market Analysis of your area to see if the comps warrant the asking price. Ask your agent for this CMA so that you can see which homes have sold for in your area.

Has your agent made use of a virtual tour. Lots of agents use this technology to really let your home stand out on the MLS. It will cost about $300 but well worth it. This should be payed for by the agent. Ask your agent to see the photos used on the MLS listing.........There are many things you can do.

Great question! Everyone is talking about the fact that comps are difficult to get since the market has been slow in our area. However, activity around the lake has picked up which is great for you and me! Water lots are individually priced based on such things as how much shoreline there is, the terrain, the quality of the view and location on the lake, etc. Pricing your home correctly the first time is most important in this buyer market. Condition of your home is second on the list because buyers have so much to choose from because of all the homes currently for sale. Remember, it's the market that sets the price because it's what buyers are willing to pay in this market that matters. Have you searched the public records to see what properties have sold and for what price? You can use a licensed real estate agent who is knowledgeable and who can interpret the market and provide a price opinion. You could also get an appraisal.
