All three of these areas have well rated school districts. If the school district is one of your prime motivators. Call the school you are thinking about and arrange a tour. Nothing beats looking for yourself.

Talk to a realtor then Pick a few houses in each area, ride around and look at them, consider your commute, shopping, schools and amenities (parks, gyms., pools, medical ctr, where your friends & family live, etc).

You should make an appointment with an experienced Realtor. Realtors are held to a higher standard and have ethics requirements, etc., that average real estate sales agents do not. Make sure you get a detailed market analysis showing activity in your neighborhood of homes sold in the LAST 6 MONTHS. You also need to review homes that are currently offered for sale - similar to yours in size, room count, location, etc.

In addition, your real estate professional should provide you with a GUARANTEED MARKETING PROGRAM....what will he/she do to sell your home???Internet, magazines, open houses, etc. Get it in writing and be sure to have an easy exit plan so you can get out of the listing agreement if they don't perform. Don't sign up for more than 6 months.

Well, being a Realtor I'm biased, but I'd say you should work with a Realtor. Consider: You should have a Realtor representing you in any case; you should NOT be dealing directly with the listing agent. And a Realtor will have more sophisticated search tools than you do.

There are lots of searches that can be done in most MLS systems to determine whether the type of property you're looking for exists. You can exclude townhouses, for instance. Or you can specify single-level homes. Or get a bit creative--there are usually search criteria designed for handicapped buyers. Or, for instance, maybe a multi-level home would work fine so long as there was a kitchen, bedroom, and bath on the main level. There are plenty of other strategies that a Realtor knows, and lots of ways to search for properties that would work for you.

Even if they won't remove it, you'll have the ability to provide a brief explanation presenting your side of the story.
