You can't really get a Trulia estimate now that the home is officially listed. I looked on Zillow and their Zestimate® is $269,914.

I really hope you realize that these numbers are NOT accurate by any means. You should NOT be pricing your home based on online estimates. Your REALTOR is the best source of a price opinion. An appraisal (usually about $400) is even better.

Skippack is an awesome town. Check out my friend's blog about Skippack at for details on the area. In regards to the market, there are a few town home communities within walking distance. Carriage Run is a beautiful development of affordable homes in the low $200's. Within a few minutes drive, there is a newer development with larger homes in the mid to upper $200's called Monroe Court. Also within walking distance is Fort Bevon, an older community of twin homes. And then, there is new construction in Biltmore Estates right in the village with condos, town homes and single homes in a variety of prices. To see all of the homes currently available in Skippack, visit Skippack is also located in a USDA approved location so 100% financing is available making the area extremely affordable. This home does not appear to be for sale. It looks like the owners pulled it off the market 12/31/12.
If you would like I could try to get in touch with the Realtor or home owner for you to see if they plan to relist it.

Of course you can rent your property out as long as you don't have a mortgage on it. I would be happy to list your property on our MLS(Multiple Listing System). It will get the most exposure if you list your property for rent that way. There are alot of people in between renting and buying and would takevadvantage of renting to give them the extra time to seek out where they want to invest their money on a home purchase. If the Seller and you have not done a CMA to determine the true MARKET VALUE; then neither of you knows what the house is really WORTH!

To address your question it all starts with "it depends" on location, style, lot size and condition.

Certain neighborhoods in King of Prussia seem to be more popular (Cannon Run, Sweetbriar, Covered Bridge, Lafayette Park) than others. The style of home is always a factor since most people prefer a colonial over a split or ranch/bi-level style home.

Most recent sales in Cannon Run have gone for as much as $392,000. Another home in Candlebrook area without a two car garage went for $359,000. On the other side of the coin a beautiful two story 4 bedroom 2.5 bath with two car garage colonial presently listed for $385,000 has been on the market over a year now.
