As a licensed salesperson in the area it is difficult to find rentals of any kind; at the moment there are a few showing available for rent.

Otherwise I would need to know time frame and the amount of rent that is acceptable to you and keep my eyes open when out and about.

I live and work here and even though this is where our livelyhood is, I would never recommend someone such as yourself to move here. I only moved here because my boyfriend grew up here, but I'm old, female and single and even though I don't live alone, I am shocked by the volume of violent crimes here in the city and would never consider living in this area by myself. (and I lived alone in the hood of Irvington, NJ and I felt safer there).

If you MUST move here, find a nice rental in the suburbs such as Webster, Brighton, Pittsford or Penfield. Stay out of the city. Go to www.SpotCrime.com and put in any of the Rochester area zip codes to give yourself an idea of what is going on up here.

Usually, they will change with the new purchase of the house:
If the house was bought at the peak, they will go down.
Most of the time they reflect the new selling price.
But Assessors and Counties vary.

That could be a problem. At this point the property sounds like it is not a REOYour only solution is to have the owner agree or wait for the forclosure to happen and when it becomes a REO purchase the property.
If the owner has decided to go the bankruptcy route and has abandoned the property they need to understand that any work orders or fines on the property will fall on them until the deed transfers. I have been down that road with sellers before and in one case when we got to the point of doing a short sale the owners had over 1000.00 in misdemeanor fines plus assesments levied on the property.

Dustin, it depends on what the homes' value is and how much you will be paying, once you add, up what is left on the mortgage with the 30,000$. For example, if your agent did a CMA on the house you want to buy and it supports paying $120,000 for the house, and you put an offer in for $120,000 which was accepted. The owner owes $90,000 on the mortgage, and you pay him the 30,000$ and then the rest of what is owed on the mortgage ($90,000 plus interest) to his attorney, you are in good shape. If the owner owes $100,000, you will be paying $10,000 more than the CMA would indicate what you should pay. This could be an issue to some degree for many reasons. First, it could be difficult to sell the house for $130,000 since the cma indicates its value is less, so you could be stuck and unable to sell. There could be many other variables involved in this situation. You should discuss these with your Realtor and attorney. Hopefully you have your own attorney representing you. If not, get one if you are seriously considering this situation.
