There is no best time in my view to purchase a 55+ - currently homes come on the market in the Monroe area on a daily basis - so yes, expect more to come on the market. The activity is constantly flowing in this area, just as an example

Our office is very active in Rossmoor. There aren't any association issues that I am aware of. However, prices in Active Adult Communities have taken a tremendous slide, partially from overbuilding in NJ. Since active adult communities generate a tremendous amount of tax revenues for communities without the burden on public schools, many communities were authorizing their construction. However, with the downturn of the market, as well as other factors, there was an overabundance of these homes, while demand dropped significantly.

Fortunately, if you're thinking about purchasing one of these homes, it's a fantastic opportunity to pick up a great deal.

It seems as if you are from up North. Actually that is the avaerage and what some may consider high if you live in the area. You can purchase a nice home in Monroe Twp which is also known as Williamstown in some areas. I can send you the listings for the area. If you are relocating you may want to know about some of the neighboring towns. You can start by searching the local MLS here the homes are updated daily so you are always looking at fresh info.
