there are way too many variables to even start to answer that question here. It depends on the area your home is in, the condition of the home, the appreciation/depreciation of homes over the past couple of years and much more. In some areas of St Louis, we are back to a sellers market. In a few areas, we are still at a buyers market. even in the areas where it is a sellers market, we need to look at what the homes in your area have been selling for over the past 2 years.

Please note that if you are looking at assessed value for upcoming taxes, vs market value, that takes into consideration homes that have sold in a set time frame as well

It depends on the type of home you are building, the style of home, the size of the hom, the level of amenities, what preparation has to be done to the lot before any building can start (putting in utilities, etc) and so very much more. Reality check - homes that are easy to sell get sold - homes that have issues and dont sell get put back on the market as lease purchase so your options are not only limited, they are the "over-ripe" homes. You are MUCH better off working with beyond housing or a similar agency to correct problems so you can buy a better home outright ... more

you should connect with an experienced local Realtor to get the right information. It is more important to know how homes move in a certain pocket of the market, i.e. if you are a potential seller, in your size of home, your price range, construction, age, amenities, lot size etc.

Because one size of home and price range could be moving faster or slower in your particular area.

So I strongly suggest you connect with a good local Realtor and let him or her guide you through the entire process and protect your interests and also provide you with any additional information liek
homes sold in a certain time frame etc.

A Realtor will bring so much value to the process and will make it a positive and pleasant experience.
