If you have no money and no credit, then no, you can't buy a house. If you don't know what a lender is, then you definitely can't buy a house, or for that matter, anything that requires credit.

You should go find somebody who would be willing to gift you the house for free.

Why would you need seller to hold a mortgage? Usually sellers who hold mortgage require similar credit scores to qualify... and if they do hold the mortgage the interest rates are much more money.

Now current code states that a septic system must be a certain distance away from the house. Even if we go back 30 years, code still stated it had to be away from the house, so my concern here is, was this even done to code? Is this septic system 50+ years old and just not even functioning anymore? I would highly suggest you ask for a partial if not complete credit for the septic system replacement. I would also suggest that you have a septic system test done to see exactly what the condition is, but in all honesty with it being in the basement, if you are going to replace or remove it, you should not have to do this. It depends on if you have a conventional mortgage. Some area's consider them as real estate and tax them as such while other area's consider them like an auto and tax them as such. Your best bet would be to ask a trusted and local lender in your area as what they classify it as. Good luck ... more
