It depends on your price range. I have a two great listings in kid-friendly neighborhoods - one in Bay Pointe and one in Lea Eara Farms. They're the best of both worlds - they're in the Appoqunimink School District and close to the canal, so they're equally convenient to both Middletown and Newark. Give me a call at (302) 547-7600 if you'd like more information. ... more

The commitment Letter shouldn't take more than 2-3 weeks as the timeline is as follows:

Step 1 - Make Loan Application
Step 2 Submit loan to processing (1 week to process)
Step 3 - Order Appriasal (1-2 week turn time)
Step 4 - Submit to underwriting (1 week at most)
Step 5 - Issue Mortgage commitment Letter once loan has been underwritten

So if 2 weeks for appraisal and then 1 week for underwriting looking at 3 weeks at most.

Fair Housing Laws, prevent Realtors from answering your question--consider--Visit a neighborhood several times to get a sense of “belonging”. You are at the banks mercy. A lot depends on the documentation already provided to the bank by the seller with respects to the short sale. If the bank has everything in place from the seller then I have had responses from Chase in a matter of weeks. They do have to review, appraise and then take to committee. Good luck, this can be a long process. ... more
