The cheapest Miami Lakes Condo is priced at $66.9K. There are three Hialeah condos available in that zip code @29K, 40.6K, and 45K. In this price range, you're competing against a lot of investors who are bringing cash to the table. If you want to get a unit in Hialeah, I suggest bringing cash, and offering above list price. ... more

Hi Maan,

Are you going to paying ALL CASH or will you need to get a lender to pay for your purchase?

If you are not buying with all cash your first step is to find a lender who will be able to give you the correct answer about getting a mortgage. You may have to "wait" until you start work in Miami.

You can contact and she is with HomeBanc. They are not mortgage brokers who do not actually lend money, they are a direct lender. You will get an accurate answer from her.

Hope this helps.

Hello Tate,

There are plenty of beautiful townhomes in the desirable Miami Lakes Area. They are not burdened by high association fees unless there is a special assessment to better the subdivision. There are some older but beautiful developments with their own character and there are newer developments. The following are some of the develoments:
Lake Sandra 4/3 starting from 350,000/ Built in 1981/ Fees approx 550/year
Anchorage at Miami Lakes 4/3 from $237,400/ Built in 1998/ Fees approx 143/month
Celebration Point 2/2- from $139,000/ Built in 1986/ Fees approx 386/month
Villas of Viscaya 3/3- from $169,900/ Built in 2001/ Fees approx 230/month
Windmill Gate- 2/2/ From $185,000/ Built in 1978 / Fees approx 1,051/year
Lochlomond- 3/3 from 217,900 / Built in 1972/ Fees approx 600/ year
Lake Hilda from $235,000/ Built 1967
Lake Martha 2/2 from 249,000/ Built 1970/ fees approx 200/year
Regatta Pointe- 3/2 from 250,000/ fees / Built 1998/ 150/month

Please note that some of the above asking prices are Short Sale properties and the Lender has not approved the sales price. Others might already be bankowned properties.

There are a few more subdivisions I can mention, this is just for you to get an idea. The maintenance fee varies depending on the amenities provided by certain subdividions.

I will be happy to e mail you all available Townhomes/ with Map area and more information.

Miami Lakes is a beautiful City where you can live, play and work!
