Mortgage insurance (also known as mortgage guarantee) is an insurance policy which compensates lenders or investors for losses due to the default of a mortgage loan.
If the borrower defaults and the property is sold at a loss, the insurer will cover the first 20-50% of losses depending on the company.

Closing is the last step of your real estate transaction. If everything goes well the following things should occur during the closing:

- A home’s title (and the keys) are transferred from seller to buyer.
- The proceeds of the sale are distributed to the seller.
- If the home is financed, the buyers sign the mortgage note.

Kevin, clearly something went very wrong here. You probably should consult a lawyer, but that won't put a roof over your head.

Start by explaining to your landlord that your contract fell through, and see if he is willing to extend your rental. Then it's clearly time to start looking for a new place to purchase and/or rent.

Sorry for your troubles, and I'd love to hear what happens after you talk to that lawyer.
