The USDA areas are RURAL,
and I cannot envision a Condo or Townhouse in a rural setting.
I would envision ranches and farms.

The good points of a gated community are security, a home owners association, sometimes a pool, and also a consistently of maintenance to keep up home values. The negatives are usually more about losing your individuality. Some detached home communities will expect you to follow their rules about exterior paint colors, landscaping rules, what you may or may not park in your driveway, like RVs. Yes, there is a complex in Mesquite where the builder is liquidating all inventory - Hawkridge Condos on the north side of Mesquite. Some are new, some have been used as short or long term rentals. Frank, the homes in Las Vegas are also in Clark County and the assessed value is 35% of the taxable value the same as Mesquite. However, there are several different tax districts in Las Vegas so the best thing to do is go to the clark county assessors office website for tax information, which I have attached.
