Invite a few agents from different realty companies and ask for a cma, comparable market analysis; review the data, ask opinions and go from there; cma's are provided free of charge by most agents, or consider hiring a professional appraiser. ... more

Currently in Merrick there are only four rentals listed on the MLS. Of the four all are whole house rentals so they wouldn't be pertininent to your question. The rental market in Merrick is always strong, but tightened up even more after hurricane Sandy. My estimate would be $1,900. My partner lives and works in and works in Merrick. He's done rentals there, if you'd like his contact information drop me an e-mail.

Hi Joe,

Good to hear that you didn't suffer too much damage. We can only hope that we'll see storms like this past one only every 100 years. You can't ask any extra for the occasional waterfront.

It's a little soon to tell how Merrick and the whole south shore of Long Island market has been effected but this is what I would say: If you're planning to rebuild and put in everything new (to the extent that you personally need), in the next six months or so, your sales price will go up a little from what your house is currently worth. If you're just planning to gut and sell "as is," there are a ton of mainly-cash investors out there looking for a good buy. You will sell it for a lot less but, it may just be worth it to walk away. For those homeowners who are completely overwhelmed and paralyzed by the enormous task at hand, this could be the solution. Money from FEMA and any insurance you may have had is yours to keep. Feel free to check out my blog post on this topic. Jill Sackler

Average time does vary based on exact location, pricing, size, condition, upgrades, etc. When priced on target properties do sell, and multiple offers are not unusual.

Robert, the number buyers should be more concerned with is the interest rate. No one can ever predict the bottom, but you can predict affordability and payments by the rate.

That depends on the type of work you are looking for. Commission sales has always been the highest paid profession around. Real estate sales offers tremendous fiduciary potential for the right people (the ones that are willing to do what it takes or what most of the others are not willing to do). It offers unserpassed potential but never any guarantees.

Good Luck.

Hi Frankieli,

Merrick tends to be a better area than other areas
in Long Island. There are less foreclosures and
less short sales. As to your question that you see the listing
price and the sales price a big difference, this might be
due to the fact that the market is changing faster than
the market value can be determined. So the selling price
then becomes the new market value of homes in that area.

This market is changing every month so it is hard to keep up with
it especially when you want to get the most money for the sellers.

I hope this answers your question.
