Call you lender and push. While they do not have direct access to the appraiser, they ordered it and should be able to go back into the flow and give it a push....and they should.

You have agreed to provide a mortgage commitment by a certain date - that should be include the satisfactory completion of the appraisal. Push on the bank, losing over a week is losing valuable time.

As a NJ Mortgage Banker, i can handle the process for you locally.

The 203k Renovation loan can be complicated, and i would like the opportunity to discuss the process with you personally.

Since i run the program, i will be able to answer all of your questions.

It is important to deal with a local lender, and i will meet you, in person, to discuss the process.

The best thing to do before moving into an area is to check out the local community information. Here is a link that I think may be helpful: http://www.trulia.com/real_estate/Hamilton-New_Jersey/community-info/.

You may also want to contact the local police station to inquire about crime statistics for an area in which you are interested in living.

Cedelen,

I can help you with model names with SF at the addresses but I don’t have the actual floor plans. The home owners might have copy of the floor plan from the builder but I didn't see this information posted online.
Feel free to contact me with any questions. I know this community very well.

Thank you.

Sara,
Twin Rivers was built in the early 70s, And it was the first planned urban development Built in New Jersey and maybe United States. You get more house for your money in twin Rivers then anywhere else in the area. However, It is a bit rundown and homes there are harder to sell then anywhere else in East Windsor. If you need to bakehouse for great price a twin Rivers townhouse would be great option. If not, there are other townhouse developments that are more desirable. ... more

A little more information would be helpful. Such as: Is this a For Sale By Owner property or is it listed with a Realtor? Are you working with a Realtor or are you trying to handle your home purchase on your own?

The homes in this community are only 9 to 10 years old, so still fairly new. This development is a collection of 2 and 3 bedroom townhomes, and single family homes. There is a pool, playground, tennis and basketball courts and a shuttle bus to the train station which is very convnient. Homes here have sold between $335,000 and $435,000 within the last 6 months. Hi Pg,

Great question. If the house is right on the tracks then there is some effect on value. I would have to do a market analysis of this exact house to figure out how much the affect is. There is noise, and the best thing to do is to be both inside and out when the train goes by to see how loud you feel it is.

Pg, it is very difficult to compare townships on taxes. Every township has it's own tax rate and assessments. I would be happy to help you compare the two townships on various area.

Let me know if I may be more specific on this house.
