I don't believe that you can refinance and get cash out with venders financing, I believe that it is only for non veterans such as yourself who purchase homes owned by the VA. Why do you particularly want vendee financing, if you have enough equity then you can cash out up to 80% and continue to not pay mortgage insurance. There aren't any loans available as of now that will allow you to cash out more than 90% LTV right now. And you'll also pay a much higher rate at 90% than you will at 80%.
Have you thought about a home equity line of credit? Try Jason Snell with regions bank!

I think the 8K you are talking about is the $8,000 TAX CREDIT for 1st time home buyers. If that is the case then you will receive the $8K tax credit when you file your 2009 income tax in 2010. I recommend you consult a tax professional but I think that is the procedure.

You will have several choices for certain, and some of those choices will depend on how much you would like to spend for a home. There are areas north of Shelby Tipton County. that offer much lower property taxes, lower crime rates, and great schools....and about 20 to 30 minutes from downtown Memphis. That is one location. There are some others. Please visit our website at and use the maps page to see all of the surrounding suburbs. Lakeland is also very nice, but again, your price range is important.
