Hi Danielle;
I know of a great local lender in the Suntree area of Melbourne that will be able to answer all your questions, can pre-approve you for a FHA Loan, and help you with payment assistance programs. If interested, please give me a call or e-mail me.

There are a few good lenders out there may be able to help you however without know your entire situation ie debt/income ratio etc. If you don't qualify for a typically FHA loan there are some lenders out there that are high risk lenders that may loan money, however the interest rate is higher. Please let us know if you would like us to help you. ... more

Hi Aldo

If you are looking for a canal or river property you need to make sure it will fit your need. If you have a boat, require a pool, large yard, etc. The canals in the area can be shallow and may not accomodate a boat. Also where the property is located for insurance purposes. Water front properties are in a demand in the area and the value is of course location, location, location. I am very familiar with Melbourne Beach as I live and work in the area.

If you would like for me to answer any other questions, feel free to contact me.

The assessed values have nothing to do with current market value what a willing buyer is willing to purchase a home at. The assessed value is only used for assessing property taxes.

Concerned in Florida: I'm sure that one of the trulia agents familiar with Melbourne Beach will give you some choices. In Miami-Dade and Broward- I don't believe it exists.

Hi Intel,

Are you only interested in communities that have a gate, such as Tortoise Island, or are you also seeking single properties that have their own gate, such as those along Riverside Drive in Indialantic? In addition to a gate, Tortoise Island and Lansing Island both have security guards that monitor who enter and leave the communities. Are you open to properties that are in communities with gates, but without full-time security?

I would be glad to give you more information. I can be contacted at or at 321.514.9862.

Hi Betsy,
It depends alot on the location. It costs more to build right now than buy existing so the market is not "on fire". If you can send me the tax id or physical address I will send you the comparable properties that are currently listed and recently sold. Melbourne Beach is a very desirable location and a lot that size is not a common find.

The absolutely best way which is free for you would be to contact a local realtor and have them set up an automatic search system for you for all foreclosures and short sales in the area that you are interested in. As a buyer, you don't pay for the services of a realtor--the seller pays the commission fee for the realtor services!! If you would like a referral to a good realtor in Melbourne Beach, let me know--I would be glad to assist you!!

Depending on the property your best bet is probably FHA financing. You will need at least 3% down, but there are many options available to you so you really should find a good mortgage professional to help you with your financing.

Yes - home prices fluctuate between the different communities throughout Brevard County. Some communities have not had the same pricing impact as others - depending on community features, location, school ratings, no. of pre-foreclosure homes, etc. I even am experiencing multiple contracts & higher than list price offers on some properties!

Please let me know which home features and locations you prefer. Then I can better answer your question. Brevard County has so many different communities & features to offer - beach, historic, equestrian, rural, river front, golf communities, inner city & more. There is something for everyone and all conveniently located near major thoroughfares to the Orlando area & beyond.

Dear Daniel,
Please see the two links below. One is an article we recently had widely published that talks about the opportunities in the Florida East Coast. The second link is a sample listing. I am not specifically recommending this home or even Melbourne Beach for that matter. As you stated in your question, you are open to the best opportunities possible. It is not just the perfect home, it also has to be the right community with the best tax advantages and the highest rental potential. All we do is help people, many from overseas, locate their second, retirement or investment property. We are a buyers agent which in the Us means we work for only you (we are not selling also), and this service does not cost you anything. We represent your best interest in the selection and procurement process. Once you close, we receive a referral fee from the MLS agent. Because of our independence, we are able to cover any area and find wants best for you.
Hope to hear from you.
