Hi Glen,

It depends on the value of the property and the condition of the pool. For properties below $150,000, there is little value added. Perhaps $5,000. Above $200,000, add $15,000 - $20,000 for pools in good condition. Above $300,000 add $20,000-$25,000. After that it depend on other amenties like water features, outdoor kitchens and covered patios as much as it does the pool but rarely does the value of a pool go over $30,000. If you bought the pool, enjoy it, but don't expect to get the $60,000 back that you paid for it.

Both of these subdivisions are part of the Stonebridge Ranch masterplanned community. Darling Homes builds in both subdivisions. Drees also builds in LaCima Manor which is also part of Stonebridge Ranch. These homes will be priced around $300K +.

The Stonebridge Ranch community has many other subdivisions and builders, with a wide variety of prices. Additionally the community boasts a beach club & swim lagoon, 2 country clubs, hike/bike trails, 14 lakes, tennis, and even it's own YMCA. You can find more info on-line at:

Craig Ranch amenities like Cooper Aerobic Center and the TPC golf course are separate memberships than the Craig Ranch HOA. Townhomes in the 'burbs have been a relatively new concept to Dallas. And, the townhomes that have been done rival pricing for single family homes in our area. These are not short-term investments. Real estate of any kind in Dallas is still best handled as a 5-7 year investment cycle to build equity and appreciation. Some of those townhomes are rental properties, too, and buyers can be wary at times of buying in an area where investors maintain rental homes. David Weekley is a reputable builder in our area. There is also a community trolley that runs routes through Craig Ranch and local shopping - like the nearby Super Target, On The Border mexican restaurant, and more. So, you can treat this area like a walk-about community. You won't even have to use the Hwy 121 tollway to get to work. The North-South streets in McKinney connect to the grid in Plano for easy access to Legacy and the Legacy Business Corridor. You'll be close enough that you can go home on your lunch hour if you should choose to do so. I just placed a single mom with two small boys in Craig Ranch last week. The four corners of Allen,McKinney,Plano, and Frisco are here - with exciting commercial development happening right now. Restaurants, shopping, hotels, movie theatres, and more are in the works. Cooper Aerobics Center is a great facility, and the largest Lifetime Fitness in the Dallas area is just a few minutes South at the Hwy 121 and Lake Forest intersection in Allen.
