5904 Hidden Pine is a short sale property that is currently under contract. It is contigent upon bank approval of the contract. A short sale is when the seller is underwater on a house and will be selling it for less than what they owe, which is why the bank (who holds the seller's note) has to approval the contract. This process can take months. It is not uncommon for a bank to foreclose on a property in the process of negotiating a short sale. Although the reward or purchasing a home below market value seems great, but there is also risk.

This home actually went under contract fairly quickly. It was listed 9/26, and went under contract on 10/15. As you can tell the short sale process is time consuming on the seller and the buyer.

There are many different home warranty companies out there. Each offers different options as far as the extent of the coverage you want. I would recommend speaking with several of them to get an idea of how they work and to compare costs for the coverage you want.

That is a subject many renters are asking, especially those hit hard by the economic crisis.

As an agent that works with leases constantly, both on the tenant and the landlord side of the transaction, I do have instances where I have placed tenants with bad credit into a rental home. It takes alot of negotiating and hard work, but it can happen.

Most landlords will accept a larger security deposit, 2-3 months in advance. In order for this to work, you MUST have a solid work history, longer than 3 years on the job, and good rental income.

In your price range, there are no neighborhoods you have to worry about in North Texas. McKinney is a wonderful community but if your husband's employer is in West Plano it will be a pretty good commute on toll roads. Frisco, Carrollton, West Plano and Addison are also a wonderful communities and might be a bit closer for him. I would be happy to set up a personalized home search website for you. Also, if you plan to be here and purchase before the end of December, a national mortgage lender is offering a no closing cost loan that is saving buyers thousands of dollars.
