Kula 200 (really Pukalani), Kula Kai, Kula Mala, Kula Nani, Kula Manu, Kula Meadows, Kula Highlands, Kula Glen, Kula Ridge, Omaopio Estates, Kula View Estates are a few of the subdivisions. Then there are many areas with names like, Upper Kimo, Crater Road, Poli poli, Waipoli, Rice Park, Kula Ace, etc.
If you're looking for a great home in Kula, consider 102 Pulehuiki Rd. which is a 4BD/2.5BA single level home on 2 acres with really great unobstructable views. MLS#353706.

Personally, no I would not. It is the lowest level purchase one could make on Maui. They do pencil if you pay cash and get a Section 8 renter, but the conditions are very poor and the monthly HOA fees are very high. I'm not a loan officer, but given the steep drop in prices, I would think it wouldn't have any affect.
In the first quarter of 2011, the median price was $450,000. With the change in the loan limit, that still gives a buyer more than an additional 35% to work with. It doesn't look like the market has hit bottom yet, so I don't think it will affect condos at all. If it has any effect, it will be for a limited number of sales in Kula, Wailea, Kapalua and Kaanapali.

There are currently two listings on Kuli Pu'u.
163 Kuli Pu'u : is a shortsale and is currently pending continue to show. This will be at this status until the bank has accepted the current offer on the property. During this time, you can still bring forth an offer.
180 Kuli Pu'u is also pending Continue to Show-and is not a shortsale. This means that they are currently in the due diligence period and back up offers may be accepted.
