Wow, you could be talking about me. I was just in the exact same situation. Large home and taxes, third just left for college. We made the decision to downsize to a home that made more sense for the two of us that are mostly there and of course enough bedrooms for when the kids do return and visit. In the long run after the expense of college and everything else, you must do what is best for you now. The economy not being the same as years ago you must weigh your options and do what is best for you financially.
It turns out that my kids love my new home and find it "cozy" and more initiate. Its not small by any means by its not enormous either. The most important thing is not the actual house but the family inside, the kids will adjust and come see you wherever you are. Turns out now I'm close to the shore and its an added bonus!

Susanne, thanks for your question. I too have heard mixed things about Marlboro's program. How old is the child you will have entering the Special Ed program? While I don't have personal experience with Marlboro's program I do have experience with Colts Neck's. I had a 3-year old who wasn't speaking very much. After a speech pathology assessment that suggested private speech therapy for him, we did some research ad found out this Colts Neck has a "child's study group" that would allow my 3-year old to attend Pre-K with other children who hvw special needs. The program includes regular Pre-K education PLUS speech therapy, physical therapy for children with mobility handicaps, and other special needs program. Within 2 months my son was talking as if he never had a delay. He's been in that program for 2 years and will begin kindrrgarten next year ahead of the skill level expected of a normal 5 year old.

I realize this doesn't 100% answer your question. However, while I do some research into Marlboro's program for you, hvw you considered Colts Neck?

There are new homes in Marlboro in smaller communities under construction & to be built & plenty of new homes in Manalapan. A noisy highway is always a consideration when people buy! I would say it depends what else the area has to offer. Are there enough incentives for people to compromise on the noise? I would definitely get the advice of a local realtor (I specialize in Essex and Union counties) and ask them to do a market study of that area, versus another nearby that is similar, but without the highway noise and compare the market values.

Absolutely. Proximity to a busy road is a big negative factor when it comes time to sell. Most of my buyers first request is to keep them away from homes on or near busy roads, commercial properties, railroads, etc. The vast majority of buyers want properties in quiet residential areas.

Both are good areas and price depends on if the home was upgraded and if the sellers are motivated. I suggest that you have your realtor take you to look at both developments and you can get a better idea for both communities. Since Jan. 09, there were 4 homes in The Raddock Club East that closed, the median price was480,000. In Parc Chateau, there were also 4 homes that closed, the median price was 532,500. More larger and well appointed homes have sold than fewer ordinary homes with less amenities. Marlboro / Morganville has been appreciating in price in a soft market, it is an outstanding community to live in.
