How long ago did you foreclose? Usually it takes 7 years until you're able to buy after your Foreclosure. It's 3 Years if you're coming off a Short Sale.

Not very common to do a lease option on Marco Island. Our prices can could move up 10-30% in the next few years, so not many would want to lock themselves into a option. Our market has heated up over the past year. There are still deals. But most of the deals are short sales and foreclosures, that need to cash out. Our home inventory has dropped from a high of 800 home for sale to now there are less than 300, almost 65% drop in our inventory, and prices have finally started to make a upward swing. You will see that in Collier county you have seen a price increase of up to 25% in some areas in the past year. Since our inventory is down, Vacant lot sales have also heated up, with almost 150 vacant lot sales so far in 2012, with over 4 months yet to go. We only sold 63 vacant lots in 2009 and only 81 vacant lots in all of 2010 and 104 in 2011. So it is possible that we will see our lot sales go up almost 100% in one year. ... more

I work hard for my clients. Why so many contracts not getting accepted? That is way too many contracts. Even when working on the low end condos 50k-150k foreclosures, my buyers are usually foreign investors, I never go past 2-3 without getting 1 accepted. My method is very specific when making offers for distressed property and it pays off for my buyers, in time and money. If your interested, send me an email and we can discuss. Private waterfront island homes rent far better and at a greater rate of return than beachfront condos during summer. Of the beachfront condos, the four towers that allow for weekly rentals do the best, but still do not size up to a private waterfront villa as 85% of our vacationing market are families with children. Moreover, most beachfront condos, or condos in general, come with alot of red tape when it comes to renting - you have far more freedom with a private vacation rental home. Our summers are surprisingly strong, 80% of summer on more than 80% of our waterfront home inventory is booked!! The threat of hurricanes comes as part of the price we pay for paradise ... just be sure to secure good insurance!
