You can negotiate some on rent but how much is situational I would say.

Vani, if you have a Realtor representing you, they can look at the comparable sales and if they are experienced in new home sales, they will know the right questions to ask to negotiate with the builder. Is the home under construction? I gather it isn't finished since you are asking for upgrades. Builders will negotiate price to a point, then they are risking their entire neighborhood's value. Find out what the standard upgrades are for the neighborhood, and ask for those. Structural upgrades are the most important - if the home isn't under construction. The cosmetic ones can be changed later.

Mandarin and NW St. Johns County are both excellent choices to relocate to. St. Johns County is known for it's excellent School system and lower tax base, and Mandarin has excellent schools as well. Other areas you might consider would be the Baymeadows/Deerwood area, and the Intracoastal West area. NW St. Johns County would be the longest commute, but possibly one of your best choices if you are looking at school options. ... more
