For that price it most likely will be a 2-bed condo with 2 parking. Most houses in that price will have no parking. Lakewood unlikely. More likely North LB and Paramount. Have you looked on craigslist?

As of buying, you will never know until you check what you qualify for. If you and your daughter put together both your incomes, it may be worth a try. And if you buy, your payment is fixed for 30 years, no increase, where as rent is fixed for one year max.

I had this happen to me with one of my rental properties. I posted a large warning in the living room picture window for the folks that had been directed to drive by so they could be saved any grief. They always tell you they are out of town and you need to drive by first and then send them your data and/or deposit funds. I simply posted the warning and a public tax record identifying me as the true owner, the correct rental information such as real price and my number. then I of course contacted Craig's List as well (assuming this is Craig's List too) and let them know so they could take this scammer down ... more

This property looks like it's in rough condition, so that probably has something to do with it. Long Beach rents can vary greatly, but tends to be a slightly better deal than just south in Orange County. Long Beach has a lot of unique neighborhoods and some of the best neighborhoods are very close to areas that many consider to be undesirable. I think this has a major affect on the rent rates when compared to other cities. Also, be very cautious if you see rent rates that are unbelievably low, it's most likely a rental scam. Never send money to anybody and don't sign anything unless you've met them in person. Scams are everywhere now, even on Trulia, and many times these people are looking to make a couple hundred dollars, not thousands.

Long Beach is a fantastic city to live in. Great restaurants, nightlife, close to freeways, mild weather, etc. If you're not familiar with the neighborhoods, drive around and pick out the areas you like best.

Because of the very low inventory of rentals at this time, I highly recommend driving through the neighborhoods you'd like to live in and looking for "for rent" signs posted on the property. Believe it or not, this is a way many landlords continue to market their property to find renters. ESPECIALLY in the more desirable coastal communities like Long Beach. This is a tactic I've been recommending to friends and family for quite sometime and I promise you is better than just looking online.
