If its occupied, appointments need to be made with the seller. Termite in south jersey anyway, runs about $75. Lead based paint could be closer to $125 as lab tests are requird.
For your due diligence period, remember you have a time period in your contract. Could be 10 calendar or business days from the expiration of your attorney review period. Make sure you read your contract and know the time period that it allows you.

Hi there - there are a number of threads floating around on this topic - I hear "rent to own" requests but have yet to see one materialize. Even if the landlord wants to sell at some future date, he/she is not likely to set a price today for a future date, especially now in a correcting market. You are better served by finding a rental that will suit you - be a good tenant with a solid and ontime payment history and save money for a down payment so that you will be the position to buy down the road.

The CO is usually obtained PRIOR to closing. If your agent has not already provided you with all the necessary information, call the municipal offices in Linden and find out what you may need to do to pass the CO inspection, how long it takes for them to get someone in to do the inspection, and how you apply for them to come.
Then call the fire department and ask how to go about applying for and obtaining the fire certificate and what needs to be done to obtain it.

You can contact the local police for crime statistics. Also, try and find the local newspaper online and start reading that. It is a good source of information on an area.
You can also contact the Board of Education , perhaps look for them on the web and look up all that information that way.
