You mention 'appraised' and 'assessed' in the same sentence, but in reality these are two very different things. Last year you say it appraised at $279,000 which I'm guessing was done by your bank at the time you purchased the home? This is done only for the bank's sake, as a way for them to ensure that if you don't make your payments they can sell the home and get their money back. The 'tax assessor' is a completely different person, and is in no way related to the appraiser who came out for the bank. It is not surprising to hear of the large discrepancy between the appraisal and assessed value- you should call your city or county (whoever sends out the tax bill) and ask them how to go about contesting the assessed value. You might have a good case to cause them to lower the amount considering the amount is nearly 200K above your purchase price. ... more

Many communities assess taxes below the market value, many at about 80%. However, either way, the tax assessment only determines your taxable value, not your market value if you wanted to sell your home. If you want to know the current market value of your home, consult your Realtor for a comparative market analysis of recent sales in your area that will give you a general idea about the value, or if you prefer an exact accurate price, hire an appraiser to establish the current market value. ... more
