Be careful of some of these "investors". Sometimes it is easier to rent until you are truly in a position to buy and have the money saved up. This also gives you more options in selections, price and a more powerful negotiating position.

However, there are some reputable investors willing to rent to own. Just be sure to familiarize your self with the contract and make sure there are no penalties if you do not close.

No animals, except cats and caged birds shall be permitted. All pets must be kept within the Units and no more than one cat per Unit shall be permitted. No commercial breeding of any type of domestic or household pets shall be permitted. Any pet causing or creating a nuisance or unreasonable disturbance or noise shall be permanently removed from the Condominium upon three (3) days notice from the Trustees.

One thing to realize with a condo is the condo fees may make your monthly expense the same as a single family purchase. However if you like the condo doing all the exterior maintenance it could be worth it. Ask about the dog before you even look because that is not flexible in most cases.
Prices are so good on both options right now that it depends what you want. Most lenders have to approve the condo association as part of your requirements so do keep that in mind. Well lets start with Homepath Renovation and a 203K renovation loan are not the same. They do work similar to one another one is backed by Fannie Mae and the other by HUD.

You will only have one loan. In both cases the funds for renovation are placed in escrow and will be disbursed to you and the contractot you hire when the conmplete the work. If you are being told you will have 2 loans with 2 different rates you are not in either a homepath Reno or 203K. ... more

What a property is assessed as and what is "legal conforming" are 2 separate issues. There used to be very lax building code enforcement and only in the last 15 to 20 years have you seen more and more people, insurance companies & lenders paying close attention to construction that is properly permitted. You talked to the right people when you searched for what the community views as a legal bedroom. You & your buyers agent should submit this documentation with any offer as the basis for your offered price. The listing agent is required to send along all offers to the "owners" and might have reason to investigate/disclose these conditions although with bank owned properties there's a grey area on disclosure. This is where working with an experienced short sale buyers agent will greatly assist you in crafting your offer to address this and any other issues.

There is an old saying that says, "you'll never know until you try."

I suggest going to a mortgage banker or talking with the mortgage department at your local bank because there are special programs and other incentives out there that can help you get into a home if you do not qualify under the traditional criteria.

Do you mean- what is the shortest time period a listing agreement can be made for? If that is your question, I imagine it could be any length of time. I usually suggest a minimum of six months, but it is flexible, depending on the situation... and it can always be cancelled or withdrawn before it expires, too. To the best of my knowledge there is no required duration of a listing.
If you mean- how quickly can a hose be listed, well, that depends, too. An experienced and organized agent can have your listing active within a day or two of initial contact, if the seller is prepared and in a hurry.
If you mean- how quickly can a house sell for... a house can sell on the first day it is on the market. The listing lasts until the closing actually happens, which can take a few weeks or a few months, but the listing will no longer be active.
