I'm not exactly sure what you mean by conventional but states that have home inspector licensing usually have a set of guidelines that are a minimum requirement for an inspector. If your state doesn't have that find a Home Inpector that belongs to an association like InterNachi and they will have standards of practices that the inspector should follow. Not necessarily, but do be careful how many times you have your credit run as it show up as a "ding" on your credit rating and can affect your eligibility for a mortgage.

Go back to the first lender and ask them to see if they can compete with the other offer. Be sure all of the other fees are the same, they can slide a lot more in than just the percentage rate. ... more

First, check the availablility of homes in the area you want to live:

You have to live there for 3 years to really take advantage of the steep discount.

Some areas have other programs for teachers that arent limited to HUD owned homes.

Talk to a local Mortgage professional for some advice. If you need a referral please let me know.
