While your home is under contract with the listing agent you may be limited to your options. If you feel things aren't going well ask to speak with the managing broker. Every agent reports to a managing broker and they are responsible for the agent and the offices listings. This could be helpful to you and the agent. The managing broker usually has more experience and may help your agent do a better job.
If things don't get better you can ask for another agent or to be released from your contract to pursue another office. They don’t have to release you, but if you try and work things out first they might.

I would focus less on the company name and more on the individual agent. Agents are independent contractors and basically run their own business under the umbrella of their broker.

I suggest you go on the find a pro feature of trulia and interview some of the top agents and then go with whoever you feel most comfortable with.

My best piece of advice would be to ask the seller to pay for the roof or part of it. Hopefully your Realtor put in the contract contingent upon buyer recieveing financing. If you can't get it insured you can't get financing. If you are unable to pay to have the roof fixed yourself then you may be able to get the sellers to pay for the fix so that they can sell the house.

If you are still in the 10 days for inspections and TRR and you were my client i would ask for the roof to be replaced at sellers expense.

just put your phone number on all advertising for the property and then meet the buyer at the property or invite them to your home. Simple write the terms of the sale on paper have both partys sign and take it to a title company. They will help you from there.
Finding the buyer is really the hard part and negotiating the terms.
