I was looking to purchase a vacation home in the laughlin area last year and asked my realtor the same question. He said with a 2000 square foot home you were looking around $350 a month during the hot summer months. This relator lived in the Laughlin area during this time so I would think he would have an idea on the power costs during the summer. However, I would be nice to hear from someone who currently lives in the area. I live in Comifornia so I'm not sure if this is an accurate number or not. I guess, depending on your thermostate settings and the size of your home would also make a difference. ... more

That's a good question! You should work directly with the listing agent who can help you learn more about that specific property (and probably will know a lot about similar properties in the area). To find an agent, just click on the yellow button on the property's Trulia listing and you will be able to start a dialogue.

The answer very much depends on the situation and how much you want the property. If there are multiple offers on a property then obviously you should submit your best and final offer. Check for designations in the short sale area, such as, SFR, CDPE, CSSN. SFR is a NAR recognized designation that stands for Short Sale and Foreclosure Resource. This shows that the agents has been through some short sale training. Also, see if there is website such as our Arizona Department of Real Estate website that allows for consumers to search for an agent's continuing education classes. This will show you if they have any additional education related to short sales.

Interview and ask the agents if they have successfully closed short sale transactions. Ask them to explain the process to you. You should be able to get a good feeling about an agent's knowledge of short sales after some discussion.

Yes, home prices in Laughlin have dropped nearly 50% of where they were at the height of the market!!

Our homes may be higher in price than homes in Mesa, AZ because Nevada has many tax advantages over Arizona. We have no personal income tax to the state of Nevada. No inheritance tax, no inventory tax, No estate tax, no gift tax, etc.. We are also a small community with approximately 4500 year 'round residents and out population swells to about 8500 during the winter months when our winter residents return. We have great schools, small class sizes, Las Vegas Metro Police services and low crime. Life is lived well in Laughlin! Now may very well be the best time to buy a home in the Laughlin, NV/Bullhead City, AZ area. There is a great selection of homes, prices are down as a result of the current economic situation in the country, and interest rates are on the rise.

Since you are 10 years away from retirement, you may want to consider renting your new home out until you are ready to occupy it yourself. There are several different rental options available in this area. You can either rent your home out on a yearly basis to a long-term tenant, or you can use place your home in the winter rental program. There is a very high demand for winter rentals in our area due to our moderate winter climate. The winter visitors will generally stay anywhere from 3-6 months. The home must be furnished with all the necessities for day to day living as some of our winter residents fly in with only a suitcase! This type of rental can command a premium rental rate.

You can't hear any noise from the unit,it has 2 bedrooms,two full baths,nice kitchen a lot of closets it has 1,208sq it was buil in 1994 it was the second phase when they build it.Now they are building new ones and started @180.000.
it has two pools two jacuzzies sauna,tennis court,gym and it has a view to the garden.I hope i answer all your questions.The pools are heated

Marilyn, I feel your pain. Once you sign your paperwork at the title company, the bank still needs to sign off on the HUD (closing statement). Sometimes title will have you sign everything to expedite the process, yet there's still more work to be done behind the scenes. The bank does not have "the deed" so that is not the real reason for the delay. Ask your Realtor to call the title company and find out exactly what the delay is, and what's being done to satisfy those requirements. Hopefully you'll close by the end of the week!
