Kevin your best bet is finding a buyer broker who has expereince who can refer you to a loan officer with USDA experience. It is a great program but definately requires an expereinced loan officer and buyer broker to make it through it. why not buy a duplex and live in one side. Then you could put 3.5% down and have a reasonable interest rate.
Hard money lenders are not giving anywhere near100% financing.Maybe you should talk to a local lender and get some ideas of what financing is available for what you are trying to do
