Typically its about a dollar a square foot, more if the property has: a lake view, lake-front, water access or a boat dock. Rents on the west side of RR620 are in Lakeway proper and will be higher than homes on the east side. The east side of RR620 is NOT really Lakeway, its comprised of several neighborhoods: Steiner Ranch, Cardinal Hills, Apache Shores and a few others.

There are a few foreclosures in Lakewaysomething in your criteria must be causing them to be omitted. Try using the zip as parameter instead of Lakeway as the city. Good luck!

You've identified some great areas - Rough Hollow and The Reserve at Lake Travis are beautiful areas. They are very different from each other in what they offer and the feel of the neighborhoods though and I'm happy to discuss these differences with you. Another one to consider is Spanish Oaks which is a great golf course community with very nice amenities. As you head further out into Spicewood you will find Barton Creek Lakeside which is another golf course community and is the sister community to Barton Creek Resort & Country Club in Austin. A few more are The Hills of Lakeway, Flintrock Falls & Belvedere.

I don't expect that to make a big difference in appreciation in the area. The economy is still holding us steady in Lakeway, not appreciating or depreciating. There does seem to be a lot of competition and inventory, so good for a buyer right now. The other issue to consider from buying now or buying later in the year is interest rates. We know they are extremely low now but cannot predict if they will rise by the end of the year.

Are you working with a Realtor? You should be.

Interest rates are slated to increase in March, so if you are serious I'd try to have your rate locked in February...which means that you need to have property in escrow by then, which means you need to start looking today.

Lakeway is a wonderful area. The lots are a good size and there are a variety of types of homes:newer, older, larger estates, gated estates, average homes, smaller family homes and old waterfront lake shacks.

The Pros are it has sought after schools, close proxemity to lake Travis and a friendly resort style life style. There are many great places to shop and dine out. There are several golf courses,The World Of Tennis and even a small airport for private planes.
The cons are its 30-60 minutes drive in to Austin, when you sell your limited to a small "for sale" sign and the use of directional signs to your open houses is limited. If you have a lead foot, this may not be the community for you as the Lakeway Police are very active when it comes to handing out speeding tickets.

I have seen this house before and specialize in the Lake Travis area. What you should do depends on your long range goals. I would go through the process of evicting your tenant then move forward with what will help you acheive your goals. I however do not see this home getting $2,000 dollars in todays rental market. I have helped many owners of properties get the right tenant in their properties. Also, you purchased this home at a great price and if you wanted to sell you could also do that.
