Unfortunately, we have none which say that they allow pets, but I'd recommend that you follow up with the property managers specifically, as often they do not provide complete information to Trulia regarding their pet policies.

Trulia does not accept FSBO's. You can post on Craigslist, FSBO.Com and probably many other sites. You can also list with a flat fee company that may use Trulia and then you would be here and on the local MLS.
Finally, I'm going to suggest you reconsider. Some agent's aren't worth their fee, but a great agent is worth more than they get paid. Find a great local agent and you will get more than you expect.

The fees generally pertain to HOA fees or Home Owners Association fees that goes towards the upkeep of your community or subdivision. Now you need to find out if the fees are due monthly, quarterly, annually or what. Taxes are paid in November if they are not added in with your mortgage. You may have heard of PITI which is principal, interest, taxes and insurance. That can be paid in your mortgage or you can pay all but your taxes and pay it all in November. I think they give you an extension until April of the following year and after that they start adding on interest to your balance.

If your question is whether property taxes are paid once a year, or on a monthly basis, it depends. If you have a mortgage, most likely your lender will collect a portion of the estimated taxes each month and then pay the taxes on your behalf when they come due. If you don't have any mortgages, taxes are usually paid once a year. However, I belive the polk county tax collector offers some type of payment plans that enables property owners to make serveral payments over the year.

A P.F. is the same as a SHORTSALE; meaning that the homeowner owes the Bank more than the house is worth.
In order for the S.S. to go through, the bank must be willing to accept less than they are owed.

The homeowner LISTS the house with a Realtor, gets approval from the bank, and tries to sell the house.

A Shortsale can take from a few months, to a year to accomplish; assuming that the bank is willing to co-operate.

Talk to a Realtor; your Buyer's agent is paid by the Bank (Seller) and therefore is free to you.

You cannot place a bid on "Transfer Value", what you are looking at is just a public announcement of a court transaction...not a sale ad.

If you are referring to listings here on Trulia it could mean several things:

A. You are looking at a public record. It just provides info on transactions that happened at court level but have nothing to do with the home being sold to the public. Like "Transfer Value".
B. You are looking at Estimate sites, they are only providing information for the purpose of giving you are prices and comparable properties.
C. Or Realty Trac strikes again:
Look at the posting for that home again and find the logo for Realty Trac (black and red). Most times when you see that logo on any listing it means the price you see is NOT a sale price, and the home is probably not for sale as of yet. It is just a posting of what the Bank/Lender had to pay the courts to document regaining custody of the home when they foreclosed on it (transfer value); and/or an announcement that the foreclosure process has just begun (Lis Pendens). Next that Bank/Lender will take several months to put the property on the market at "Market Value for the specific community" and it will be listed/advertised as a Foreclosure or an REO. The "typical" property managment fee is 10% of the gross monthly rent. Some management companies also may collect a percentage of the first month's rent such as 30 to 50% which would bring your effective monthly average above that 10%. Property management fees, just like Realtor commissions are/can be negotiated to whatever the owner and real estate professional are agreable to. Good luck.

It depends! Some local investors paying "all cash" will use a popular formula like this one:

Purchase price = Repaired Value x 70% - repair costs.

Example

Repaired value =$100,000 (this is what the home would be worth in good, repaired condition)
Repair costs =$10,000

then,

Purchase price = $100,00 x 70% -$10,000 = $60,000.

Of course, many other "investors" do not use this criteria, or even any "formulas." In fact, I know some which sometimes pay/offer as much as the full repaired value!
