A short sale is when the bank agrees to accept less of a payoff than the buyer currently owes. This is an upper managment decision and there are a lot of assessments that have to be made in order to come to a conclusion on the price that they are willing to accept. Find out who owns the note on the loan ie: which bank & call them & let them know that you have been paying your landlord the rent & he obviously has not been paying them. Let them know you would like to continue making the rent payment to the bank & not the home owner since the money is not going to the bank anyway.

It's really simple:

1. Visit
2. On the right hand side of the page - check the box next to "Lake Havasu City" under Areas
3. Select the property types you would like to see - Mobiles are classified under "Factory Built" (you may also want to consider looking into single family homes - the foreclosures have brought prices down enough where you will find some great single family homes under $100,000)
4. Enter "Any" to "$100,000" in your price range, enter the beds, baths, etc. under "HOME INFO"
5. Click Search!

You're going to get a deluge of different responses.

There are a large number of rentals available right now. The inventory is high, so that brings the cost of rent lower in order to attract more renters.

There are many options to choose from in regards to property managers. There are pros and cons to each company. The truth is that I haven't found just one who will satisfy every requirement and get your home rented.

There isn't one area of town better than another to buy. It all comes down to the fact that you should buy a nice home, with nice amenities and if you plan to rent it as a vacation rental, you should stock it with the appropriate furniture and items to make it desirable. Charge a fair price and you'll help recoup money that you spend.

You're looking in a price category where the banks may be more willing to deal with you on the price. Homes under $200,000 dollars are selling the quickest, and many of them are priced to sell. It may sound crazy, but if you're in that segment of the market you might expect to have to offer well above asking price to get the home.

However, each situation is unique. There are many factors to consider when making an offer on a property - and the right questions need to be asked of the listing agent by your agent. Because you're in a less competitive price range segment of the market, it may be possible for you to get a better deal if the home has been listed for an extended period of time without any activity or offers.

Both our Cable and satellite companies are good. We have NPG Cable and Frontier Cable. Both provide internet access also. Both DISH and DirecTV are available also.
If you don't want anything special such as the NFL channel (DirecTV only) then NPG or Frontier will work. Price wise they are very nearly the same.

The rental market right now is flooded with all the homes that people cannot sell. That being said, a nice home for the right price is being rented because the people that are losing their homes still need a place to live so they rent!!
So the answer to your question is, you should be able to rent it.

A "short sale" is when the homeowner owes more on their mortgage loan(s) than the property is worth, and they are attempting to sell the home in hopes of getting the lender(s)to approve the sale and take less than payoff.

In one sentence, that's it. But it's a VERY complicated and difficult process,and only about 10% of them ever make it to closing.
