A short sale is when the bank agrees to accept less of a payoff than the buyer currently owes. This is an upper managment decision and there are a lot of assessments that have to be made in order to come to a conclusion on the price that they are willing to accept. If you are dealing with a local bank they tend to move more quickly than a national bank/mortgage servicer. I hope this helps, please feel free to email me with more questions. ... more

Find out who owns the note on the loan ie: which bank & call them & let them know that you have been paying your landlord the rent & he obviously has not been paying them. Let them know you would like to continue making the rent payment to the bank & not the home owner since the money is not going to the bank anyway.

Good luck.

Hello! We've helped a number of Canadians with home purchases here in Lake Havasu City. Many of them choose to rent for the season while they search for a place to buy.

The first step I'd recommend taking would be to visit our MLS searching website http://Trulia.HavasuHomesNow.com. You can set up a custom home search and see all of the current condo listings that are for sale. We'll email you the new listings that hit the market every week, or every day if you prefer after you've set up your home search.

We can help connect you with a good rental agency too. If you would like to give us a call at 928-854-5511 or email Dominic@TCSTnow.com - we'll email you the information for the rental agency we recommend.

I'm also looking in my network for a realtor who has the same kind of MLS searching website in the West Palm Beach area so you can get set up on their website too. I can send you that realtor's information in the email too.

There are a few gated condo communities in Lake Havasu City along the water, and a couple gated golf course condo communities too. How many bedrooms, bathrooms, garage, etc. are you looking for? What price range would you like to stay under?

Thank you for your interest in Lake Havasu City, we look forward to helping you!

Hi Charlotte!

I have the perfect website for you to view all of the homes available under $100,000.

It's really simple:

1. Visit http://Trulia.HavasuHomesNow.com
2. On the right hand side of the page - check the box next to "Lake Havasu City" under Areas
3. Select the property types you would like to see - Mobiles are classified under "Factory Built" (you may also want to consider looking into single family homes - the foreclosures have brought prices down enough where you will find some great single family homes under $100,000)
4. Enter "Any" to "$100,000" in your price range, enter the beds, baths, etc. under "HOME INFO"
5. Click Search!

It's that easy!

You can create a profile on the next page with your email address and name - and then I'll send you an email every time a new home that fits the criteria you are looking for hits the market.

Please call me if you would prefer that I set up your profile for you - I can do that for you in just a minute over the phone.

You can reach me at 928-854-5511

Hi Joe,

Thank you for your question! Lake Havasu City has a wide variety of homes available in the price range you asked about. 86406 is the "south" and "south-central" part of town.

There are many beautiful homes and streets in the 86406 location. I would suggest you visit my MLS searching website http://trulia.havasuhomesnow.com

It's very easy to see all of the homes (including their location on the google map) on my site:

1. Select your area: (86406) is "south" and "south central"
2. Select your property types: "single family" - condo townhouse?
3. Select your Home info: price range, Bedrooms, square footage, age

Click Search!

It will tell you exactly how many homes fit the criteria you are looking for. If you'd like to be updated by email every time a new listing hits the market, just register after you run your search.

You can also call me at 928-854-5511 or email me at Dominic@TCSTnow.com if you would prefer to have me set up your search for you!

You're going to get a deluge of different responses.

There are a large number of rentals available right now. The inventory is high, so that brings the cost of rent lower in order to attract more renters.

There are many options to choose from in regards to property managers. There are pros and cons to each company. The truth is that I haven't found just one who will satisfy every requirement and get your home rented.

There isn't one area of town better than another to buy. It all comes down to the fact that you should buy a nice home, with nice amenities and if you plan to rent it as a vacation rental, you should stock it with the appropriate furniture and items to make it desirable. Charge a fair price and you'll help recoup money that you spend.

Hi Darrell,

You're looking in a price category where the banks may be more willing to deal with you on the price. Homes under $200,000 dollars are selling the quickest, and many of them are priced to sell. It may sound crazy, but if you're in that segment of the market you might expect to have to offer well above asking price to get the home.

However, each situation is unique. There are many factors to consider when making an offer on a property - and the right questions need to be asked of the listing agent by your agent. Because you're in a less competitive price range segment of the market, it may be possible for you to get a better deal if the home has been listed for an extended period of time without any activity or offers.

If you would like to talk to someone about that specific property, please contact us.

Hi Charlotte,
Both our Cable and satellite companies are good. We have NPG Cable and Frontier Cable. Both provide internet access also. Both DISH and DirecTV are available also.
If you don't want anything special such as the NFL channel (DirecTV only) then NPG or Frontier will work. Price wise they are very nearly the same.
To compare them check out their web sites:
NPG - http://www.npgcable.net/
Frontier -http://www.frontier.com/
DISH -http://www.dishnetwork.com/
DirecTV - http://www.directv.com/

Hope this helps

The rental market right now is flooded with all the homes that people cannot sell. That being said, a nice home for the right price is being rented because the people that are losing their homes still need a place to live so they rent!!
So the answer to your question is, you should be able to rent it.
If I can be of any help, please let me know. If you would like to look for homes in Havasu, my website has a button for Homes in Havasu!!

Liz Miller answered:
Banks are overwhelmed with the mountains of paperwork associated with foreclosures. They will oftentimes instruct their listing agent to hold the back-up offers until the first buyer is "locked in" and finished with their inspection period. They will also instruct the listing agent to inform buyer's agents to offer their "highest and best" offer. If this property is "the one" for you and your buyer's agent has run the comps, you and your agent should be able to best determine if you need to go above the asking price. That happens frequently in foreclosures, as they are usually priced below market value, and market saavy consumers are waiting for those bargains. ... more

Hi Ken!

A "short sale" is when the homeowner owes more on their mortgage loan(s) than the property is worth, and they are attempting to sell the home in hopes of getting the lender(s)to approve the sale and take less than payoff.

In one sentence, that's it. But it's a VERY complicated and difficult process, and only about 10% of them ever make it to closing.

Does that help?
