In my opinion its one of the better mobile home communities. Its called Mountain View Estates and is located on the far north side (86404) of Lake Havasu City. This area is near a lot of nice single family homes as well. Its very affordable, so if you are looking for a low priced home I would consider this as well as these other properties below. Would you like to view it today or tomorrow? We are available! HOA is $180/year.

We have Havasu Area Transit, know also as "HAT". They have three lines that run in the Lake Havasu City area. These areas are North, South and Central; it runs all week. The fare is $1.00 or you can buy a monthly pass for $30. If you live Central and close to shopping, you could walk as it is realatively flat. I can mail you a "HAT" brochure with schedules if you like.

Your best bet is to speak to a lender about this. The rules for home equity lines have been tightened. We have a lot of really good ones in Havasu and they can all tell you the qualifications.

According to a report that Coldwell Banker provides for the Lake Havasu City Real Estate Market, the Median Sales Price in June was $160,000, up 9.7% from $145,900 in June of 2011 and down -0.9% from $161,500 last month.
The Average Sales Price in June was $200,645, up 7.9% from $185,904 in June of 2011 and up 4.1% from $192,782 last month. June 2012 average sales price was at the highest level compared
to June of 2011 and 2010.
So, what does all of this mean? While prices are fluctuating, indications are that we are approaching the bottom of the market, if we haven't hit it already. It will take a few months of fairly steady, albeit small, price increases to tell.

The 86406 area code is on the south side of Lake Havasu City. The city is not set up like other cities and towns. We have new and old homes next to each other. As of this morning there are 229 homes for sale on the South side. The listing prices range from $74,901 - $1,259,000. This includes golf course area homes. The average price is $261,759 and the median price is $219,900.
For homes sold in the past 6 months in this area there were 211. The average sales price was $169,675 and the median was $145,000. Of these sold homes 67 were foreclosures, median priced $135,000, and 22 were short sales, median priced $120,000.
