Great question!! i might be able to help you out.
The City of Lake Charles has a program if you qualify that will cover up to $8000 of your closing costs toward the purchase of a home in the city limits. Also Whitney Bank and Iberia Bank have had grants in the past to cover those costs as well, without the city limits restriction.
You can also ask your lender about a Rural loan where you can borrow up to 100% of the loan, as long as the home is outside the city limits.

Have you tried a lender that has a home buyers club? They can help you get your credit up a bit so you will be able to qualify. It might take 6 months to a year but it works!

Or what about an IDA? This is an account that gives you matching funds towards a home for free. It's a real program in Louisiana that can give you up to $4000 dollars. You have to go to financial classes and there are a few other hoops to jump through but again it works. You can combine the two programs even.

You will only have to pay PMI until your equity reaches 20% (and you apply to Lender to eliminate your PMI).

HOWEVER;
If your Realtor can find you a Fannie Mae house with a HOMEPATH loan, you will only need 3% down and you won't have any PMI.
Now is a real good time to buy.
