Jessie you need to first make sure you follow the condo bylaws. A lien is inexpensive if you do it yourself however if you do it wriong, it may not be a legal lien. i would suggest meeting with a local lawyer, the first meeting si usually free for you to get some ideas of which way to go. The agent who sold you the home may be able to guide you if you do not want to hire the lawyer to dio it. The lien is basically paperwork staing what is owed, why, proof it is owed and filing it with the county registry of deeds. you will need the other owners book and page to reference. This is why condo fees are paid monthly even ion a condex to make sure there is money when the insurance bill comes. ... more

No such thing as firm in my opinion. Offer $200,000 if you only think it is worth that or if that is all you can afford, but still be prepared to negotiate. Negotiate things like paying $210,000 and have them pay closing costs or repair costs. Negotiate things like offer a closing for 4 months from now so that when they ask for sooner, you can give in on something other than price. Work with a good Buyer's Agent to negotiate for you with supporting evidence and negotiating skills.
