Hi Janice, I'm in NJ and our HOA fees here are monthly. The monthly HOA charge should be included in the listing. If you don't see it, ask a local Realtor and I'm sure they will be able to help you. If it's a for sale by owner you can ask the owner of the condo or the condo association/management company.

You cannot rent without an income. There are application fees, deposits, etc. You either save money to cover those cost before you move from MO (create a cushion). Or move with a family member while you get your first check and then go rent. All comes down to planning. If no family in area, then option is to rent at a long term "pay by the week hotel", until you are able to afford a regular rental. ... more

Rental values?

With all these people who have gone BK, FC and Short Sales, who can't purchase a home, rental values are Great all over FL!

Actually, the renters who have gone BK and are trying to re-establish their credit can be some of the very best to rent property to for multiple reasons.

A few tips:

1. pull a credit report on every person in the household over 18

2. do not rent to pure "Credit Criminals!"

3. do a background check on everyone that will be living in the property

4. no smokers period! not even if they say they'll smoke outside, because they won't!

5. when they drive up to see the home, take a look in their car, if its filthy, that's what your property will look like

6. be open to pets, if not you'll cut your potential renter market in 1/2, but take NON refundable pet deposits. I don't care how well trianed the renter says their dogs are, dogs get sick and they throw up...and it is going to happen in the house.

....and about 50 other tips
