Since the unit is still occupied by a tenant, it might be that they did not want any pictures taken of "their" bedroom or anything like that.

As far as your TV question goes: I am sure there is a TV hook up in the living room and at least one bedroom. Since this is not a furnished rental, I am assuming that there won't be any TV sets inside the unit when rented.

It would depend on "if" your property is currently under homestead if so.. you may lose your homestead and how long are you planning on renting before you decide to sell? I would contact your accountant before you decide either way...

Units 308 and 408 are both offered at $1.25m. Neither of the units are short sales or foreclosures.

Why not just find a realtor to sell it for you? The amount of commission you will pay should easily be offset by the higher sale price since you are severly limiting the number of buyers by only considering an exchange.

That way you can take advantage of the best bargains in today's market--bank owned listings. A bank owned listing will absolutely not get involved with a "swap" deal.

List price is not always a good indication of what someone will pay to buy it. Listing price is what the owner hopes he'll get for it, minus what he could lose in negotiation. Every house is different, different upgrades and features and has to be considered on an individual basis. Evaluate what similar houses sold for and take it from there.
There is nothing stopping you from making an offer that you think is fair and then take it from there. Some houses are priced too high because sellers refuse to be realistic. Make the offer and be prepared to negotiate. Know the maximum you are willing to spend.

Most of the units for sale are 3 bedrooms with an average of 2500 sq. ft. So there is quite a bit of competition among sellers. On the other hand, there are very few large 4 bedrooms or in general units of 3500 sq. ft./+
for sale. The last two 4 bedroom units in the Ocean Towers have sold in the last few month both for above 800/sq.ft.
The Ocean Club has 11 Bldgs. Purchase prices are many times based on recent sales in same Bldg. and compared w/similar views and similar sizes. Especially if the purchaser seeks financing, banks will look closely at the recent sales.
