Land is selling if it is priced for the market. Lady Slipper Lane is a nice private road centrally located between Dock Square and Route 1. The requirements for splitting the land depends on the zone, whether it is part of a primary residence, and numerous other factors. Focus on what you are offering, easy, quick closing. No waiting on the bank to approve. Your larger square footage. How competively you are priced compared to the recent sales. Your home is likely to be in better condition. The neighbor may not have been keeping up with maintenance if they are having financial problems. Focus on the benefits. Many buyers don't want to mess with short sales.

Keep in mind opinions are subjective--If you are not familiar with the areas, do visit more than once and at different times of day, look at everything that is of importance to you, possibly chat with the locals, etc.; as for the schools--what may be good for one may not necessarily be the case for another; why not visit the districts, tour the facilities, speak to the principal, teachers, etc.; as for the safety issue--your best source of information is the local police department; why not visit, ask all your questions and hear all there is to hear firsthand; then make a determination as to which area best reaches your level of comfort--you'll thank yourself later. ... more
