As much as a REALTOR may want to answer this question to protect his/her clients, a REALTOR may not do so without going against the Fair Housing Act that prohibits what is called "steering." None of us, for example, can tell you about the racial mix of a neighborhood. I would suggest that the people who can best answer that type of question would be those who actually live in the neighborhood and the local police. You can also go to www.crimereports.com or www.felonspy.com and get some information from those types of websites (although I do not know how accurate they are). Another resource could also be the local newspaper. For example, The Kansas City Star occasionally does articles on where the less desirable areas are and what the local political, community and church leaders are trying to do about them. There are plenty of resources out there for you to do your own homework...but a REALTOR is not one of them. ... more

Please pack the kids in the car and go visit your prospective new neighborhood. Walk around, talk to people, play in the nearest park do some shopping nearby.
Ask the residents what it is like to live there; are there 747's landing nearby and was it built on a toxic dump? Does anyone have a problem with termites and does it flood every monsoon season? Is there a lot of wind in the afternoon and do they know of any registered sex offenders? Do they have coyotes living off their pets and does the earth move regularly? Do they have a lot of churches or long lines at the unemployment office?

You should check out Trulia's Local Info, specifically the Crime Map feature. There you will able to locate the types of crimes happening down to the city block.

Follow this link to view Center City and be sure to select the correct category on the map to view those stats.

5026 Virginia sold for 147500 back in October of 08. You're right, comps are tough here. Just know your buyer will go through this when getting their financing/appraisal.
