We see many credit reports with low credit scores (anything less than 620), and often many scores in the 500's. This is BAD credit. If you are one of the folks affected by this terrible economy, you have a low credit score and you have a dream of buying a home, here's some simple advice for you.

It is unlikely you could be approved for mortgage financing with that credit score at this time.

Beware of any mortgage professionals promising you an approval with such a low score. Wait on buying a home. I recommend you take the time to resolve your credit issues.

First, settle any outstanding debt. If you owe money on collection accounts, charge-offs and/or judgments, make payment arrangements and get these accounts paid promptly.

Next, begin rebuilding your credit. If you have current accounts with good payment histories, or even some previous late-payment-blemishes, make sure you continue to pay those accounts on time. If you do not have any existing credit accounts then you'll need to establish several in order to create a viable credit history.

I have found that CONSUMER ACTION is an excellent resource for objective advice on all things credit related. You'll find free and sincere advice on everything from settling collection accounts to rebuilding credit to building credit from scratch on their website.

Beware of anyone offering to "repair" your credit! The Federal Trade Commission issued a stern warning last year that such offers are scams. Find more from the FTC HERE.

The best way to buy a home is to have a decent credit history combined with sufficient Income and Assets for a home purchase.

The best way to have a decent credit history is to settle negative outstanding obligations and pay all your bills on time for at least two years.

You can certainly sell the house, but if the tenants have a lease the new owner must honor that lease until the end of its term. You have some very viable options:

1. Sell to an investor. If you have a good tenant in place, it is more attractive to someone who is buying income property.
2. Sell to the tenant. If your tenant doesn't want to move, they may be able to buy the house. There are several programs for first time buyers to help them get into a home of their own.
3. Offer the tenants a buy-out. If the tenants don't want to stay and the new owner wants to occupy the property, you can offer the tenants something to move, such as cash, a month's free rent, etc. The compensation is negotiable between you and the tenants.

yes! one bank here locally will do it for you - there are some stipulations on qualifying the house and making sure it does not need repairs. You will also have to take a first time buyer class.

You should check out Trulia's Local Info on Parkville. When on the Overview tab you can look at the heat map to find stats on Crime, Commute, Schools and Local Amenities. You can zoom in as far as cross streets to get the most relevant info as possible.

Most brokerages have some form of transaction fee. Sometimes an agent will agree to waive it or split it but a lot of times it means they still have to cover it out of their own money.

Most times buyers costs are included in the closing costs and the seller may be asked to pay those fees.

Title co has closing fee, banks have transaction fees, and realtors who are paying for transaction coordination also have those fees. They are pretty standard but sometimes the amounts are different.
